Can you buy investment properties
with "No Money Down"?
YES: You CAN find investment properties that can be
bought with no money down. There are lots of them out there, if
you know where and how to look for them and how to negotiate the
deal.
Now for the "real
question"!
The real question is not "Can you buy property with no money
down" but, "Can you afford to buy a property with no money
down"? That’s something many of the "no money down" promoters fail
to tell you. It is, however, something you will learn here, and
must learn before you try it.
Don’t get me wrong, there are some No Money Down promoters who
do a fair job of getting you on the right track...but others are
just in it for the money, selling books, tapes and seminars. You can make a lot of money by
investing in real estate with limited cash. I say "limited"
because, no matter what others say, you still need some money,
even in a no money down purchase. You can even make a bundle by
investing in real estate with no money down. But you have to
know how!!!...and that’s what this section of this web site is
all about.
There are five things you need to know before you get started:
1. I have never been a promoter of "no money down" purchasing of real
estate. You need to understand and believe that buying
real estate that is 100% financed is bound to have some risk.
Over the past years I have worked with many investors who thrive
on no money down purchases, and have done several myself.
What you are about to read is a professional guide to successful
no money down investing in real estate, based on my own
experiences as well as those of many other successful "no money down"
investors. No pie in the sky claims that may or may not
work... And, as you will learn below, I'm not trying to get
rich selling my Ebook for only $29 PLUS giving you the right to

yourself.
2. If there is some risk involved, why do it?
If your investment capital
is small or if you have no available cash, a "no money down"
investment may be your only alternative... and it's still
better than not investing at all.

"no money down" purchases that work. Each venture, however,
must be evaluated individually. Every one is different and
requires a different approach. You need everything working in your
favor. You'll also discover that just finding a no money
down purchase opportunity is just the beginning. You will

a large variety of techniques used to make each purchase
successful, and how several techniques must be applied to each
transaction to resolve problems and have the purchase make sense
to both the buyer and seller.
4. Most investors will use the "no money down" method of buying
only for their initial investment property, because they lack
funds to make a substantial down payment. You will learn here
that, unless you love taking risks, that first property will be
the only one you will buy this way. You will rely on the profits
from that first investment property to use as a down payment on

Let me give you an example:
I found an out of state owner of two, three unit apartment
buildings. The buildings were a run down mess. The lawn was dead,
windows broken, in bad need of painting, and 50% vacant. (I could
only imagine what the inside looked like). The neighborhood looked
pretty good (and that’s very important). I looked up the owner and
contacted him. My first statement to him was, "Have you seen your
two buildings on 14th Street recently?" He admitted he
hadn’t, but he had one of his tenants watching them for him. I
explained the condition of the two properties and he stated that
his rent checks from the manager were no longer enough to cover
the mortgage payment, let alone expenses on the building. He knew
there were problems. During our conversation he admitted he was
two months behind on mortgage payments. He was about to be
foreclosed on. That was all I needed to know.
I offered to get him out of the situation. First I made him
realize he had two options at this point:
1. Let the lender foreclose on him
2. Declare bankruptcy to prevent the lender from coming back to
him for any loses they incurred.
Either alternative would ruin his credit rating for as long as
10 years. I offered him a third alternative. If I could work out
something with the bank, would he deed the properties over to me?
He jumped at the opportunity. Now my work began. I got permission
to look at the apartments on the inside to see if they "could be
saved". (You need everything going for you in these situations).
The work needed was mostly cosmetic. (Good news)
I took photographs of the vacant units (the worst looking
views I could find) and of the outside. They vividly showed
the run down condition of the two buildings. I prepared an
estimate of what it would cost to have them brought back to good
condition. (Important point: I intended to do most of the
renovation myself, but the estimate I prepared was based on having
someone else do the work. After all, my time is worth something,
too). Next I prepared a financial statement on myself (which at
the time did not justify my buying property with almost $100,000
in mortgages on it). Finally, I prepared an Investment Property
Analysis based on what the property was capable of producing once
it was fixed up and rented.
There is a lot more to the story than that. In the complete
course you'll see how I not only got the lender to let me take
over the mortgages, but was able to negotiate the terms and
conditions on my terms and not theirs. All of these
techniques plus hundreds of others are spelled out in detail in

How did I do? I had them renovated and re-leased within a
month. After several months, the properties were worth about
$30,000 more than I paid for them. I sold them a year later at a
sizable profit.
Buying real estate with no money down can be profitably done,
but you need to understand how. Don’t jump into a situation, just
because the seller will do anything to get out of it, or you’ll
end up in the same position he or she is in. This Ebook is devoted
